Growth and development in Austral NSW

Austral was laid out as a grid of numbered avenues long before it was a growth precinct, and that pattern still governs how it is being redeveloped. Rather than one large release, the acreage blocks between the avenues have been subdivided piece by piece, which is why the estate list here runs to a dozen small names rather than three big ones. Bringelly Road links the suburb to Liverpool and the Westlink M7, and Leppington station, which opened in 2015, is the nearest rail.

Why are there so many estate names?

Because each acreage block that gets subdivided is marketed under its own name. A dozen estates in Austral can add up to fewer homes than one estate in a masterplanned suburb.

Does the piecemeal pattern affect building?

It affects services and levels at the boundaries, where one subdivision meets another built to a different program. Site grading and drainage at the edges are worth looking at closely.

Is there rail in the suburb?

Not within Austral itself. Leppington station opened in 2015 nearby, and bus routes connect through to it and to Liverpool.
