A dated photographic record before the block beside you is built on.
Evidence drawn to the tribunal's procedural direction when a dispute reaches it.
Every photograph on this site was taken by our inspectors on jobs in Austral 2179, across thirty five separate inspections. The set covers slab pre-pour, frame, lock-up, waterproofing, handover and one defect investigation. Client addresses are withheld. Client addresses withheld.

Six steps between your enquiry and the follow up call.
Street, avenue and the stage due. A firm figure comes back with nobody needing to attend to quote.
Slab bookings here move with the concrete truck. Give us the pour date and we work backwards from it.
You let the supervisor know an independent inspector is attending, or we make that call ourselves.
One to three hours depending on stage and house size, photographing each item exactly where it sits.
Generally the same night. Location, photograph, the clause it breaches and what closes it out.
We go through which items are structural and which are finish, so you know where to push.

Excellent service and detailed reports.
The 4.8 star rating and review count above belong to the Owner Inspections Google Business Profiles for New South Wales, Victoria and Queensland. The review printed below is a verified client review collected through our own inspection system after the report was issued. We have carried out far more inspections in Austral than this, but only one client has left written comments, and we would rather show you one real Austral review than fill the page with reviews from other suburbs.
We inspect every estate in Austral 2179 and the surrounding suburbs of Leppington, Bringelly, Rossmore, Denham Court, Middleton Grange and West Hoxton. Our Melbourne west inspectors are on site in Austral most weeks, so travel never adds to the price.

Concrete between the steel and the weather, measured in millimetres.

A set down you can create for nothing before the pour, or cut for thousands after it.

A substitution nobody wrote down.

It turns on the stage and the size of the house, and you get the number before committing. A single stage on a standard lot is at the lower end and a full handover on a large two storey at the upper. Send the address and stage through the quote form; travel across the south west is included.
Generally inside the same week, and often the following day where a pour date or a settlement is driving it. Slab is the one to call about early, because it can only happen between the steel being finished and the concrete arriving.
Inside a day of the attendance, and stage reports frequently the same night. On a working site, a day lost is a day the following trade has already covered the work.
Because Austral is the one suburb in this network where we hold a full set of pre-pour findings, and they show why the stage matters: cover short of the minimum, beam reinforcement not as detailed, formwork incomplete, a shower recess never formed. Every one of those is permanent once the truck arrives.
It is the fitting that ties the floor waste into the waterproofing membrane. Set at the wrong height it either sits proud of the falls so water cannot reach it, or it sits below the membrane termination so water passes around it. Either way the wet area does not drain the way it was designed to.
Slab, frame and handover as a minimum. Add lock-up if your build has complex services or a parapet roof, because that is where sarking, capping and expansion joints are still visible.
Yes. Your principal certifier attends to issue the construction and occupation certificates, not to hand you a defect list, and they are not engaged in your interest. Nothing in a standard NSW residential contract prevents your own consultant attending.
Stage and handover work is measured against your contract, the National Construction Code and the Guide to Standards and Tolerances 2017. Pre-purchase follows AS 4349.1 and timber pest AS 4349.3, with AS 2870 for slabs, AS 1684 for timber framing and AS 3740 for wet areas.
Yes. Owner Inspections holds a NSW Fair Trading contractor licence and carries professional indemnity and public liability cover. The licence number appears in the footer of every page here.
Statutory warranties under the Home Building Act 1989 run six years for major defects and two years for everything else, from completion. The shorter period passes quickly, which is why a written record of what was raised and when is worth keeping.
Everything is done by eye and by hand, without breaking into anything. We open nothing up, energise or pressure test no service, sample no ground and certify no engineering. Where an engineer, a plumber or a licensed pest controller is needed, the report says so and says why.
Leppington, Bringelly, Rossmore, Denham Court, Middleton Grange and West Hoxton, along with the rest of the south west growth area. No travel charge applies inside that ring.
You pass the list to your builder and we ring you to work through it. The point of that call is to separate the items that affect the structure from the ones that affect the finish.
