The Austral build stages we inspect

Austral does not build the way a single masterplanned estate does. It is a grid of numbered avenues cut into dozens of small subdivisions, many of them under thirty lots, each running to its own builder and its own program. What that produces is a wide spread of findings rather than one repeated fault: cover short at the slab, a column that is not the section on the drawing, tie down bolts absent, sarking lapped the wrong way, weep holes never formed. The common thread is that each one is visible for a few days and then it is not.

FAQ

New Construction Stage Inspections in Austral: common questions

Which stage carries the most weight in Austral?

Slab, and it is not close. It is the only stage where the work becomes literally unreachable, and our Austral set shows exactly the sort of thing that gets buried: cover short of minimum, beam steel not as detailed, formwork incomplete.

My builder is small. Does that change anything?

Not in what we check. Austral has a lot of small builders working a handful of lots, and in our experience they respond to a clear list as readily as a volume builder does, sometimes faster because the supervisor is on site.

Can the builder turn my inspector away?

No standard NSW residential contract gives them that power, and it is your property. We give notice, work around the trades and do not hold up the program.
