In short: Why the second visit is the one that closes items rather than moving them.
The problem with a closed list
Items get ticked in a spreadsheet. Whether the work was done, and done properly, is a separate question.
What a reassessment does
Revisits each earlier item and marks it rectified, partly rectified or outstanding, with a photograph either way.
Where it fits
Frame items get reassessed at lock-up as a matter of course. Handover items get a dedicated visit before settlement.
What we have found
Work reported complete that was part done, and finishing applied over an item without the item being addressed.
The economics
Where the first list ran long, the second visit generally pays for itself in items that would otherwise have quietly closed.
