What was raised
Cracking in the mortar on an Austral property, reported by the owner as a cosmetic concern.
What the investigation found
Broken roof tiles, a gap at a cladding junction, and cracking through mortar on the wall below.
Reading them together
Water entering at the roof and the junction, arriving in the wall, and movement showing where the masonry is weakest. Three repairs, or one water path.
Why the distinction matters
Repointing mortar under a roof that is still letting water in buys a year. Addressing the path is the actual remedy.
What the report does
Sets out each element, the requirement it fails and the sequence that links them, and says where an engineer is needed.
